  • What if the Dollar collapses?

    I was doing some research on the internet lately and I stopped when the information became clear and scary.

    It would only take 1 trigger for the Dollar to fall apart, there are 12 scenarios that may bring it on.

    If gold reaches 1000 an once it can rise to 5000 as investors run from the dollar. If just a few of the Opec oil producers switch to the Euro, the Dollar will fall. If confidence falls, the dollar will fall. If the world stock markets plunge, what will happen to the dollar? If I were careful, I would move funds offshore and have a second home ready when the inevitable does occur, hopefully I am wrong.

  • Times of Change

    I sympathise with the people of the USA, the recession that started 6 months ago is becoming worse, prices are rising and the market is down. I find now that 30% of Americans who contact me are selling their homes and businesses and want to move to Mexico permanently. In reality that is a very good plan as this market is stable and strong and it is easy to live and work here. I left Seattle with my family right after 9/11 and have no plans of returning. The life and lifestyle here is far better in reality.
  • Living in Playa

    Yesterday for the first time in 6 weeks, I managed to drag my whole family and dog to the beach.

    We often forget even if we live in a form of paradise that to just sit on a Caribbean beach is still magic and my twin daughters became delighted after a while of flying kites and just enjoying the quiet beach time, my Labrador dog went beserk and sprinted for 10 minutes with delight just in heaven to be on the powder soft sand...

     

  • Mexico is safe

    I often ask buyers now how many times they have visited Mexico and although I know many of you have been here many times over the years, I find some buyers are worried and ask for secure gated communities.

    This area of Mexico has a very low crime rate and my family has not experienced 1 bad incident in nearly 7 years of being here. To be honest I felt concerns of living in Florida where there is a high crime rate and children are not entirely safe. Mexicans are mostly Roman Catholics and have high morals and standards even if they are poor financially, they enjoy a rich life.

    As an international traveller for 20 years, I have no regrets in having settled here and no it is not a 3rd world country at least not in Quintana Roo.

    There was a good article by the king of RE recently.

    His opinion of Mexico, its close to the USA, it has a solid secure future and hes investing 200 to 500 million in this region in the near future.

  • The Zones of Playa

    There are 3 zones in Playa a buyer needs to be aware of, the most popular is beachfront where costs are rising and ranging from $$450k to over a Million for a 2/2 condo.

    If your budget is in the $350k range you can be in the oceanview zone a few blocks behind the beach and then going back 4 plus blocks one enters the $150 to $250k budget area where you can still have quality and centrality. It is getting difficult when a client has $250k and wants oceanview. If you can afford it try to get in to your zone early or take finance to pick up oceanview while it is available and still afordable. 

  • Hot buy list

    Once in a while a very good buy comes up in a condo or house or small block of apartments, in this case I advise clients to fly in at short notice to buy, let me know your level of investment and I will keep you updated on any property that is clearly 20 to 40% under value but it does need a buyer to move as deals dont wait.

  • House vs Condo

    I find a lot of buyers want condos but if you compare value, a house often gives a far higher return, much more space all in gated communities and I like to have a garden.

    An example as the market moves up and I have a client with $180k, I show them a house with the same value

    and the condo is going to be 2/2 on 20th vs a 3/3 in a house with higher rental income.

    There is always options.

  • Examples of appreciation

    I live in a house in a gated community near Playa.

    3 years ago these houses were selling for $60k, now selling $120 to $140. Thats over 30% a year on average plus rental incomes moved up $500 a month to $850 a month, if you crunch the numbers thats close to 40% a year return.

    On 5th ave there is a nice development that was selling at $300k a year, now at $450k and increasing again by $50k next week, not only getting tougher to buy but the market and demand is pushing up.

  • New house inventory

    I have over 40 houses available and have not listed them yet in Cancun Playa and Cozumel, ranging from $120k to $3.5 mil.

  • The market is only moving up

    I believe over 5000 buyers want to buy in this area but many are waiting to see if prices will fall.

    It is demand that keeps the market moving up as developers are selling out.

    I have recently seen many buildings some with over 40 apartments sold out within 3 months.

    Oceanfront in Playa is a hot seller with the highest appreciation, there is not much available and selling faster than developers can build.

    Quite a few units are now selling in the $900k to $1.2million range.

    Now is the best time to buy and the market will stay hot and keep climbing for the next 4 years as this populaion doubles.

  • condos best buys

    Here are the latest best buys

    Beach/ I have a few 1 bed 1bath but large, just behind the beach in the 390k range, excellent buy.

    Oceanview, only 2 2/2 left and 1 3 bedroom selling fast in the $320k range, at least 20% under market value, dont miss this one.

    A 3 level penthouse just a few blocks from the beach with some oceanview and lots of space at $270k, will be gone within 10 days, why, because last unit and well priced...

    If you have $430k to $520k I have several good deals 1 block from the beach on 5th.

    If you can spend $525 to $650k a few units left with beachfront and oceanview and high rental income.

    If you want new and cheap I have a few new houses 2/2 for $98k cash only.

    For best value a few condos in $425k range at the beach with delivery in 4 months. Penthouses $515k.
